“Great Grandma Ethel’s Cottage”
813 1/2 Macon Avenue, Canon City, CO. is referred to as “Great Grandma Ethel’s Cottage,” due to it once being occupied by Ethel Toppin, mother of Al Ballard, co-host of the Canon City Queen Anne “Fine Dining” Tea House and Antiques/Tea Treasures Store, 813 Macon Avenue.
When the Ballard’s purchased the 813 Macon Avenue property, which is two city lots, zoned central business, in 2001 they did not know that the carriage house was going to be such an important part of their future. Later in 2001, Great Grandmother, Ethel Toppin got ill in metropolitan Denver and the decision was made to do a minor remodel and move her into the Carriage House. The Carriage House then found itself as the living quarters for Great Grandma Ethel, Al and Linda Ballard, for a period of time due to a second story fire at 813 Macon Avenue on Thanksgiving Day, 2001.
The Carriage House was renamed “Great Grandmother Ethel’s Cottage” during Christmas 2001 and it became her home until 2005 at which time she decided to enter a care facility due to a series of heart attacks. From 2006 until November, 2011 the facility served as a storage facilty due to Al, Linda Ballard’s attention being focused on opening The Canon City Queen Anne “Fine Dining,” Tea House and Antiques/Tea Treasures Store.
The Charming Carriage House has undergone renovation and updating to include new water lines, electrical needs, updating of the heating system, bathroom, kitchen fixtures, new carpet and painting. The attached single car garage, with door opener, and the kitchen area were connected with a new entry door, allowing renters to drive their car into the garage, close the door and enter the house without going outside.
It is now ready for it’s first occupant since Great Grandma Ethel and the house is truly charming with a mountain cabin feeling. An initial six month rental agreement is required as well as first month rent/$550.00 per month and a $550.00 damage deposit. Upon satisfactory completion of the initial agreement period, a twelve month rental agreement will be made available. Rent includes *natural gas heating, water heating; sanitation/trash removal. Renter responsible for electricity/Black Hills Power, City Water services, communications and entertainment needs. *natural gas expense will be transferred to the renter during the second/twelve month rental agreement, approximate costs $50.00 per month on a annual basis.
The following is a tour of the Carriage House, entering the front door,
1) step into a 7′ x 7′ sunroom which acts as a passive solar addition to the kitchen warmth, during sunny days. the sunroom is freshly painted, with new carpet.
2) open the Carriage House front door and enter a 11′ x 15′ combination kitchen and eating space with a natural gas stove/oven, refrigerator/freezer, free standing pantry, microwave stand and double sink. the charm of the kitchen is the original wood finish sink cabinets and its open space.
3) by opening the interior kitchen door you will find the attached 11′ x 22′ garage with automatic door opener and it’s own ceiling light.
4) returning to the kitchen and entering the 14′ x 15′ living room you will find new carpeting, electric fireplace and fresh paint.
5) just inside the living room entrance you will find a 5′ x 6′ bathroom, shower, with a new vanity, fresh paint and caulking.
6) returning to the living room and turning right/south, you enter a 7′ x 13′ sunroom/bedroom with plenty of south facing windows for light and daily passive solar heat, new carpet, paint.
7) returning outside you will find a fenced, shared yard for one pet.
813 1/2 Macon Avenue is truly a charming/mountain cabin style Carriage House with comfort, convenience, as well as quiet, due to it’s location on the property.
